When you sign a lease agreement, you do not intend to break it. However things can happen, Health problems can keep you from work, you can lose your job, or unexpected finances come up. The result is that you cannot pay rent. You may also want to break a lease to get out from underneath a bad landlord. Or to get away from a neighbor. It may not be expected, but there can be times when breaking a lease is necessary.

Breaking a lease is usually grounds for eviction. The landlord or property management is not always going to consider the circumstances. Knowing your rights can help you deal with the process properly. This is useful in cases where you feel that you are being evicted unjustly.

Here are six important tips to protect yourself should you face an eviction.

  • Know the laws

Become familiar with the laws in your state. Each state has their own version of the Landlord and Tenant Act. This will serve as a guide to understanding the relationship between you and your landlord. It will contain an eviction section to focus on, but be sure to read the entire document. You can get a copy through the Attorney General’s website or by going to a local courthouse.

Pay close attention to the details regarding evictions, especially anything that constitutes an illegal eviction. In general, the landlord has to give a certain amount of notice and you have a window of time to correct the situation. Not allowing or adhering to this is a violation. An illegal eviction is not allowed in most states. If your landlord tries to evict you outside of the process, you can sue them. For example, if they change the locks on you or remove any property.

  • Keep records

From the day you move in, you should keep documents and records of all interactions with your landlord. This is beneficial should anything like an eviction come up. Keep every notice or letter they give you. Record the time, date, and nature of any verbal communications too. Always keep cashed checks and receipts as well as maintenance records.

It is also a good idea to take photos of the property when you move in, or once any grievance occurs. Some landlords have been known to claim damage to property and claim it was done by you. The more documentation and evidence you have, the better your case will be against your landlord or eviction. Not all landlords try devious tactics, but it is best to be prepared in the event they do.

  • Consult with an attorney

It helps to get legal advice during an eviction, even though you do not need representation for the case. Use a private attorney if you can afford one or check with Legal Aid for assistance. Most cities have Legal Aid offices and will be happy to provide consultation services. You get information and advice for a reduced price and sometimes free. Be sure to take all your documents and evidence so they can help you set up your case. Running through the details with them gets you prepared mentally for the case ahead.

  • Go to the hearing

You need to go to an eviction hearing in court. You cannot be evicted without this and your landlord is responsible for scheduling this. Do not miss this hearing. If you do not show, the judge automatically rules in favor of the landlord. If you go to the hearing, you may have a chance of beating the eviction. You will never know if you decide to pass. When you show up, the landlord also cannot claim damage against you or any other fines.

Make sure you are prepared before you go. Plan to proceed in the same way you discussed with your attorney. Have all documents ready to present and establish your defense before you get there. Dress professionally and arrive early.

  • Handling an eviction

In some cases, the judge will rule in favor of the landlord. Even if you have all documents and a good defense, you need to be prepared for this outcome. Make arrangements ahead of time to stay somewhere else and plant to rent a storage unit. If you have already found another rental, you do not need to worry about that. BE prepared to leave the property quickly. Every state allows an amount of time for eviction and in some cases it can be as little as 48 hours.

  • Getting another place

Evictions can be reported to credit bureaus. This can hurt your chances of renting again. Most landlords do not report this but there are other ways credit companies can get this info. There are companies that collect information and sell it to prospective landlords.

Be prepared for your next landlord to know about the eviction. Don’t plan on hiding it. Explain the circumstances to them and be honest. You can present all the same documents you had for the hearing to make your case. It does not do any good to talk bad about the previous landlord, especially if the eviction was your fault. You do not want to appear like a problem tenant. It can take time to find a new rental.

Many will turn you down, but someone will approve of you. You should expect that when you are approved you will have to pay or a higher security deposit. The eviction becomes less relevant as time passes, especially when you begin to make on-time payments.

An eviction can seem disastrous and cause for worry. The important thing to remember is that you are not the only one to go through this. Many renters have been evicted and get through the process just fine. Protect yourself by following the laws and being honest. Be prepared and know your rights and you will have the best chance of beating an eviction. If you do get evicted, know that it is not the end of the world. With time, everything will be right again.

I need the Lord to Send An Angel to Help Me Keep my home

Facing this eviction is a stressful and overwhelming experience for me. I’m a 53 year old woman who struggles with my mental health and I am living in Florida I relocated from Kansas in August 2023 for work. I was let go from my job in January after requesting time off for my mental health issues.

I am asking the good people on this site for $4000 to take care of my impending eviction.

All of this was so unexpected that the entire move from Kansas to Florida has left me feeling desperate and more helpless than ever before.   I lost my job unexpectedly in January because my mental health tumbled down when my older sister Michelle passed 2 days before her birthday in November 2023 . I didn’t expect my employer to let me go because I became badly depressed and asked for leave but she did and now I am being put out of my apartment with my 2 kids.
I’m desperately looking for other jobs but I’m out of time and I would have posted sooner had I a clue this site existed but God led me here in his time.
I have to be out by the 28th of March or pay . My savings are gone I don’t get public assistance and I don’t know what to do. I’m an artist and create lots of painting and clay work pieces but I don’t know where to start selling them and I have 50 or 60 done for a show someday I hope to curate so I would gladly offer some of my art in exchange for the help. I have been in three gallery shows in the past.

In times of worry I turn to the Lord first but also,  I do what I can to help myself along too , but I’m tired. I feel like I’m losing everything I worked so hard for and I can’t make any sense of why.

I’m not a gifted writer, I don’t even know if anyone will help or if this is a trick to get people to click the ads but either way I just really pray that someone hears me and knows I’m not lying or scamming and I just desperately need help right now.

As believers, we trust in the power of prayer and the guidance of higher beings to help us navigate through challenging circumstances. By asking God to send his warriors to assist me during this terrifying battle honestly I am seeking divine protection and support to overcome the obstacles in front of me. This faith and belief in divine intervention  brings me  a sense of peace and reassurance as I face the unknown and uncertain future that eviction may bring.

That faith also gives me hope that someone here will come to my aid.

While asking for God’s warriors to help us through eviction may not guarantee a specific outcome, I hope and pray someone can sense my sincerity and can feel my appreciation for your consideration.

Eviction help

I am facing eviction. I currently owe $5,600 however I paid $2,000 on my own. I live alone with my dog while attending school and work full time. My rent was taken care of by family but I was cut off. I’m scared of being put out onto the streets and believe that my dog and I deserve a good safe home. Help a struggling circus arts couple

My name is Josh, I’m 36 and have lived something of a storied life, I’m a semi-retired professional stunt man and fire performer. While there are lots of stories that lead me to that point, I met my beautiful wife Sam while working for the circus which changed the direction of my life forever so for time’s sake this story starts here.

We have had many amazing memories traveling and performing, while the money wasn’t amazing it was enough. During COVID circus performers nearly went extinct. While we still perform we had to take other jobs, namely in the service industry. Needless to say “death defying feats” doesn’t translate to many opportunities.

Fast forward a cpl years we were doing pretty well. So I decided to go into real estate. I wanted to help people going through foreclosure. Which might sound easier than it actually is. With market uncertainty widespread my business is underwater. I managed to help a couple and it was an amazing feeling to be able to do so being self-taught with no prior experience. But I’ve accrued a ton of debt trying to help people. My bartending job that used to pay well has also suffered under the weight of inflation and this recession.

The financial burdens we have from our dream wedding and starting a business have crippled us. We both work very hard and get seem to get out from under the weight of mounting debts. My beautiful talented wife is depressed that had to leave her dream job of teaching kids aerial circus arts. Worse than that we received an eviction notice. First one I’ve ever gotten. We need help. We have about $20k in debt. We would love to get back to a manageable level of debt and start moving forward with our lives. But no matter how long and hard we work we have no time for each other and matters keep getting worse.

Please help me save my marriage and allow us to go back to performing and my wife to go back to teaching kids and helping them find their passions.

Introduction: I really do not want to put myself out here because of criticism but with what has just occurred not sure where to turn.  We desperately need help please. 

Life is often likened to a journey filled with ups and downs, but for some, those downs can feel like an insurmountable mountain and I find myself in the midst of a tumultuous battle against circumstances that threaten to overwhelm me. A single fall down the stairs, not just once and the loss of feeling in my left leg; served as the catalyst for a cascade of challenges, leading to deteriorating health, financial ruin, and an ongoing struggle for disability support. With a five-year-old dependent relying on us, the stakes couldn’t be higher. The grant I was trying to apply for represents not just a financial lifeline but a beacon of hope amidst the darkest of times. 

The Fall: A Turning Point:

It began with a seemingly innocuous misstep, a tumble down the stairs that left me battered and bruised. Little did I know that this moment would herald a series of trials that would test my resolve like never before. The physical injuries sustained from the fall were just the beginning. What followed was a downward spiral of health complications that left me incapacitated, unable to work, and reliant on costly medical treatments. As medical bills piled up, the financial strain became unbearable, pushing me to the brink of destitution.

Health Struggles and Disability Battles:

Living with chronic health issues is akin to navigating a labyrinth with no end in sight. For over five years, I’ve been locked in a grueling battle to secure disability support, a battle fraught with bureaucratic red tape and endless delays. Despite providing extensive medical documentation and testimony from healthcare professionals, my pleas for assistance have fallen on deaf ears. The toll on my physical and mental well-being has been immeasurable, compounded by the constant fear of eviction and homelessness looming over me like a dark cloud. I am also incapacitated with crippling migraine headaches. 

A Child’s Innocence Amidst Adversity:

In the midst of this turmoil, there exists a beacon of light in the form of my five-year-old grand child. Her laughter and innocence serve as a reminder of why I must continue to fight, why I cannot succumb to despair. Yet, the weight of responsibility hangs heavy on my shoulders, knowing that their future hangs in the balance. Every decision I make is driven by the desperate need to provide a stable and secure environment for her,  shielding her from the harsh realities of our circumstances.

Financial Ruin and Broken Dreams:

Once, I harbored dreams of building a successful business, of achieving financial independence and stability. However, those dreams were shattered in the wake of my health struggles and the subsequent financial fallout. What little savings I had were depleted by medical expenses, leaving me vulnerable and exposed. To add insult to injury, I fell victim to predatory lending practices, lured by the promise of a lump sum that would ostensibly help me rebuild my business. Instead, it plunged me deeper into debt, a crushing blow from which I have yet to recover.

The Desperate Need for Assistance:

In the face of such adversity, I find myself at a crossroads, teetering on the precipice of despair. This grant would have represented more than just financial assistance; it symbolizes a glimmer of hope amidst the darkness. With its help, I can secure stable housing, access vital medical treatments, and provide for the needs of my child without fear of eviction or destitution. It offers a lifeline, a chance to break free from the cycle of poverty and reclaim some semblance of dignity and self-sufficiency. Worse was caught in the trap of payday loans.

Conclusion:

The journey from falling down the stairs to the brink of homelessness has been a harrowing one for my family and I and it gas been fraught with pain, hardship, and despair and rejection. Yet, amidst the darkness, there exists a flicker of hope, a belief that with the right support, we can overcome these challenges and emerge stronger on the other side. This grant represents more than just financial assistance; it embodies the collective goodwill and compassion of those willing to extend a helping hand to someone in need. With your support, we can continue to fight for a better future, not just for myself but for our grandchild,  whose innocence reminds me of the resilience of the human spirit in the face of adversity. Looking desperately for help in the amount of at least $6500 which would pay rent, car utilities, internet which is required for trying to find work from home, gas tor the car plus prescriptions as I have no where to turn I am on here.

💔 betrayed and struggling

I never thought I would be at my lowest right now.  I had a good paying job, savings, and I was pregnant with my partner. My nightmare started in August. When I got fired arguing with the bartender, who kept picking fights with me.  Scared I had to go through my savings. I applied for another job through a friend, however this wasn’t a good job. I was making less money. I was harassed by female managers, constantly on my feet trying to push myself to keep working even though I was in pain. I applied for another job since they gave me a hard time. Around this time I had bad contractions and passing out a few times at the job. Being rushed into the emergency room every other week. I didn’t know what it was. They ran a couple of test including echo. Bills were piling up, making trips to the emergency room and being in an ambulance. I didn’t get the emotional support or any support from my partner who said we’re a team in this. All we did was fight. Due to me having another incident  I quit. I thought maybe it was the chemicals, me over working myself. So I waited for the other job that was paying more. However I didn’t get the position due to having another incident while in office trying to change companies. I was denied benefits due to quitting. I went through all my savings at this point. Took out a 401K early. Looking for remote jobs but with no luck I started applying to regular jobs again. just to make ends meet. The symptoms of me passing out stopped due to me being home until I went out to see the ob. I’ve gotten an eviction notice in the mail after giving birth on the 12th of February. I’m still looking for jobs to provide for me and child. I got an interview so that’s good news how ever I don’t have any money to stay in my apartment with my newborn. The only money I have left is from my income taxes which I used to get home supplies some food and baby supplies. My mom and sister do what can to help me out a little but it’s not enough. My stepdad wishes on my downfall, talks crap about me and that hurts. My partner said he would be there but he’s not his priorities are somewhere else. I pray to god every night for miracle and blessing. I’m really at my lowest i don’t know what to do. I called 211. Looked up numbers but gotten the run around. So I came across here. “Urgent Appeal: Help Save Our Home, Job, and Family”?

I am reaching out in a time of urgent need, as my family and I face the imminent risk of losing our home, our livelihoods, and even our fur babies.

For the past year, we have been living full time in our 40ft RV, which has served as our home and security station while I work diligently as the fleet manager and on-site security for my employer.

Unfortunately, our current situation has taken a dire turn as the company is relocating, and we have been informed that we cannot park our RV on the new premises. With just a week’s notice to vacate by March 8, 2024, we are now in a state of desperation.

Compounding our challenges is the loss of our truck due to financial difficulties, leaving us unable to move our RV to my job’s new location.

 

Furthermore, we find ourselves three payments behind on our RV loan, as my income has been significantly reduced amidst the company’s transitions with partnerships and clients. This financial strain has made it increasingly difficult to meet our obligations, and we are now at risk of losing not only our home but also now my wife’s car the only means of transportation.

 

Adding to our burden is the profound grief my wife has been experiencing since the passing of her mother eight months ago. The emotional toll of these events has only heightened an already tense situation, leaving us feeling overwhelmed and helpless.

 

In this time of hopelessness and uncertainty, we humbly appeal to your generosity and compassion. Single Mother Of Two In Desperately Seeking Donations To Avoid Impending Eviction And Repair Vehicle

Hello,

My name is Sabrina, and I am a single mother of  two girls. We are about to lose our home due to eviction. I am asking for donations so we can keep our home and I can repair my vehicle so I can regain employment. This is extremely difficult to write because I have tried everything within my power to keep this from happening. My daughters and I have lived in our home for almost 5 years. As a hardworking woman I have always been able to maintain.

My daughters suffered the devastating loss their father June 18th, 2022 due to an asthma attack. He and I remained great friends after separating, and co-parented very well together. He was a significant part of our lives. I was asked by his mother to help pay for his funeral, as they did not have the ability to financially.  So I used a large portion of my saving in order to bury my children’s father. Since then it has been a struggle.

A little over six months ago my vehicle broke down, and is in need of significant repairs of $2600. The transmission and power steering have to be replaced. Because we live in a rural area options for transportation to work is very limited. Uber, Lyft, or even taxis are very limited and very expensive. I lost my job after struggling to make it to work for a few weeks.

We are asking for any donations so we can keep our home, we can have our vehicle repaired, so we can resume our lives as normal. We need $2400 to bring us current on rent, $2700 to repair my vehicle, and I am now 2 payments behind on my auto loan in the amount of $600. My savings is empty and I have no other resources. Desperately Need Help to Stop Eviction

Mom trying to start business and may loose house doing it

Hello, I hope this finds you having a blessed day. My name is Sarah and I am a single mom of 3. I have worked hard all my adult life to make sure I did the responsible thing and go to work everyday to keep a roof over my kids heads. I really don’t know how I made it through at times. Although I made it through I have nothing  to show for it. I don’t own a home,  I just lost my car, I have no retirement saved. I’m 45 years old and have  nothing  to show how hard I have worked all my life. I havr always had this dream to start my own business going into struggling dental practices and collecting the money owed to them and then teach their staff how to do it so they can become profitable. Well last October I lost my job and of coarse I was posting my resume on Indeed and all the other job listing websites to try to find a new job right away.  I went in for a interview with a dentist in Napa, Ca. As we were chatting we some how got on the subject of me wantung to start this business. I told him about the couple of offices I had already helped and what I did to make those jobs a success. Long story short I left that job interview with a possible contract for all AR services for 3 of his practices in the bay area. I was pinching myself, I couldn’t believe this was actually happening. So he spoke with his partners and the only hold up moving forward was that the current company he was using required a 3 month notice. So I landed my first contract but it doesn’t start for 3 months and I had no income. Needless to say I had to make a decision to make my dream happen. I didn’t take another office job, ( I didn’t feel excepting a position. I knew I was going leave was very professional) I worked door dash, grub hub, any small job I could just to get through the 3 months, one of those months which was Christmas to make it even better.  Unfortunately in doing that, I know owe $6000 in back rent to my land lord and if can’t come up with it I loose my house. I got the contract but lost my house and my kids home to make it happen. So that’s what has landed me hear. I’ve  applied for loans, asked family for help, sold stuff and it’s just not happening fast enough. I would be so blessed and so thankful to anyone that might be able to help this mom keep her home. I dont know if I made the right decision by sticking it out and making that contact happen. I want to think that from here on out I can grow this company and in 10 years I’ll look back at this and know I took a chance and it paid off. I don’t wanta loose everything  And if I loose my house I will have lost everything. I already lost my car. I’m at risk of eviction

Hello,

I am from Michigan currently living in San Diego, my elderly mother and I moved here during the pandemic. My mother came with a tracking section 8 voucher, which eventually landed us in a 2 bedroom house in the east village district. I have fallen pregnant(emergency pregnancy) as the father is married and is not taking any part or helping me

at all. My mother had to go back to Michigan to be with my sister whom is fighting cancer. So I am stuck in this house on bed rest on EDD and my mother took the section with her back to Michigan. Two college students avoiding the streets

To whom it may concern, my boyfriend and I are on a very tight and frightening deadline. The family he’s staying with are leaving the state for the year and can’t take him with them and he has nowhere else to go. I also need to relocate for school because I have two physically, disabled parents who need to downsize to take pressure off of their health. We found a room to rent, but can only afford a portion of the rent/deposit. We’re both in school and working part time and don’t make much of an income. Single mom of 4 struggling.

I can’t even believe it’s came down to me having to ask for anything. I’m a single mother with 4 boys. I’ve gone through a financial hardship lately. I’ve had car problems left and right. I have already received a 30 day notice and February is approching fast. I currently need to come up with 4000 dollars and thats just rent. I Will Be Evicted in 4 Days. This Is My Last Resort. PLEASE HELP!!

Never thought I’d be in this position! In the fall of 2023, I was furloughed from my career job of 10 years working with underprivileged youth. At first, I was able to fall back on freelance work to make ends meet but ultimately, things began to spiral out of my control. I’ve already had my utilities cut off for days at a time and now I’m facing eviction from my apartment that I’ve been at for 3 years. I’ve exhausted all of my options and fear being put out on the street.

I reached out to my leasing office yesterday and they said that the only way they can hold the eviction is if I bring a money order to them for $2,500 on Monday, January 28th. I then have to sign a stipulation agreement for the remaining balance due plus legal fees which is a little over $4,500. I have no family to turn to and no friends that are in the position to help. The eviction was filed in December and I was served with a 5 day summons earlier this month (January 2024). I have filed my response to the summons but don’t have enough money to continue paying my past due rent at the clerk’s office. I haven’t been able to find substantial new work, my unemployment has not been accepted yet and I’ve been denied for every personal loan I’ve applied for due to poor credit and no current income.

2023 was a rough year for a lot of people. It’s getting harder and harder to maintain a basic living. I pray for everyone in this type of situation, as the stress and depression can really take you out of your normal character. I found this site on YouTube and figure I would give it a try as a last resort. Thank you for your consideration.

Facing immediate eviction in need of help!

Hi everyone to whom It may concern my name is Elisha I am seeking financial assistance to avoid eviction. I am a single mother of 6 children two which suffer from epilepsy. I have reached out to family and friends and also different organizations for help but had not had any luck.

I just moved in my apartment back in may of 2023 and at that time I was just giving birth to my now 6 month old daughter, about a week later i developed preeclampsia. It’s a condition where i had high blood pressure and it caused me to be in and out the hospital it has been a burden on me and my family because i am not able to work as much due to my condition and its causing me to be late on my rent. As a single mother i am juggling a lot especially taking care of children that have epilepsy and having to face the challenges and difficulties that come with that i definitely have my work cut out for me.

But when its all said and done my goal is to get my blood pressure under control by eating more healthier reduce stress levels and get my life back on the right track so i can get back to working more and provide for my children and i. The total amount that i owe for me to get caught back up is 1,752 and that is due by the 31st of Jan if not paid by midnight an immediate eviction would be field anything would help.

My family and i have no where else to go we are all we got and they would be devastated if we go homeless as we’ve been homeless before in the past. I will greatly appreciate it anything will help at the moment my children are counting on me and i do not want to let them down Please and thank you from the Donald family
