When you sign a lease agreement, you do not intend to break it. However things can happen, Health problems can keep you from work, you can lose your job, or unexpected finances come up. The result is that you cannot pay rent. You may also want to break a lease to get out from underneath a bad landlord. Or to get away from a neighbor. It may not be expected, but there can be times when breaking a lease is necessary.

Breaking a lease is usually grounds for eviction. The landlord or property management is not always going to consider the circumstances. Knowing your rights can help you deal with the process properly. This is useful in cases where you feel that you are being evicted unjustly.

Here are six important tips to protect yourself should you face an eviction.

  • Know the laws

Become familiar with the laws in your state. Each state has their own version of the Landlord and Tenant Act. This will serve as a guide to understanding the relationship between you and your landlord. It will contain an eviction section to focus on, but be sure to read the entire document. You can get a copy through the Attorney General’s website or by going to a local courthouse.

Pay close attention to the details regarding evictions, especially anything that constitutes an illegal eviction. In general, the landlord has to give a certain amount of notice and you have a window of time to correct the situation. Not allowing or adhering to this is a violation. An illegal eviction is not allowed in most states. If your landlord tries to evict you outside of the process, you can sue them. For example, if they change the locks on you or remove any property.

  • Keep records

From the day you move in, you should keep documents and records of all interactions with your landlord. This is beneficial should anything like an eviction come up. Keep every notice or letter they give you. Record the time, date, and nature of any verbal communications too. Always keep cashed checks and receipts as well as maintenance records.

It is also a good idea to take photos of the property when you move in, or once any grievance occurs. Some landlords have been known to claim damage to property and claim it was done by you. The more documentation and evidence you have, the better your case will be against your landlord or eviction. Not all landlords try devious tactics, but it is best to be prepared in the event they do.

  • Consult with an attorney

It helps to get legal advice during an eviction, even though you do not need representation for the case. Use a private attorney if you can afford one or check with Legal Aid for assistance. Most cities have Legal Aid offices and will be happy to provide consultation services. You get information and advice for a reduced price and sometimes free. Be sure to take all your documents and evidence so they can help you set up your case. Running through the details with them gets you prepared mentally for the case ahead.

  • Go to the hearing

You need to go to an eviction hearing in court. You cannot be evicted without this and your landlord is responsible for scheduling this. Do not miss this hearing. If you do not show, the judge automatically rules in favor of the landlord. If you go to the hearing, you may have a chance of beating the eviction. You will never know if you decide to pass. When you show up, the landlord also cannot claim damage against you or any other fines.

Make sure you are prepared before you go. Plan to proceed in the same way you discussed with your attorney. Have all documents ready to present and establish your defense before you get there. Dress professionally and arrive early.

  • Handling an eviction

In some cases, the judge will rule in favor of the landlord. Even if you have all documents and a good defense, you need to be prepared for this outcome. Make arrangements ahead of time to stay somewhere else and plant to rent a storage unit. If you have already found another rental, you do not need to worry about that. BE prepared to leave the property quickly. Every state allows an amount of time for eviction and in some cases it can be as little as 48 hours.

  • Getting another place

Evictions can be reported to credit bureaus. This can hurt your chances of renting again. Most landlords do not report this but there are other ways credit companies can get this info. There are companies that collect information and sell it to prospective landlords.

Be prepared for your next landlord to know about the eviction. Don’t plan on hiding it. Explain the circumstances to them and be honest. You can present all the same documents you had for the hearing to make your case. It does not do any good to talk bad about the previous landlord, especially if the eviction was your fault. You do not want to appear like a problem tenant. It can take time to find a new rental.

Many will turn you down, but someone will approve of you. You should expect that when you are approved you will have to pay or a higher security deposit. The eviction becomes less relevant as time passes, especially when you begin to make on-time payments.

An eviction can seem disastrous and cause for worry. The important thing to remember is that you are not the only one to go through this. Many renters have been evicted and get through the process just fine. Protect yourself by following the laws and being honest. Be prepared and know your rights and you will have the best chance of beating an eviction. If you do get evicted, know that it is not the end of the world. With time, everything will be right again.

Help to pay bills

Hello:

The economy has forced me to downsize, and it is horrifying that I still cannot pay my monthly living expenses. I am a single widow with disabilities. I was recently self-employed until the interest rates and housing market increased. Due to fewer purchasers in the market, I was not able to produce sales to develop leads. I used my saving in 2021 to help bury my 35-year-old son and since the decrease in revenue from the business I have not been able to resume saving. Therefore, I started to downsize with only enough to pay housing expenses. I started driving Uber in May and I then received 5 camera tickets that is more than my monthly retirement income which is at the poverty level. I am trying to hold onto what I have left. I have not found any cheaper apartments in the area, and I am waiting for my name to come up on the senior housing list. I was hoping to hold onto this apartment until I can move into a senior housing unit. I’m exhausted in applying for help to pay my rental arrears of $4,863.25, but I can’t give up, before heading to court for the eviction hearing in September.  I am not one who did not pay my rent during COVID. I was paying good until April this year. I’m sure once this is paid, my retirement and Uber or another income can avoid this situation from reoccurring. The agencies and services in the community say, “they have run out of grants”. My church family needs help themselves. So here I am releasing my pride to decrease the struggle but try to survive and avoid becoming a statistic of homelessness. Facing eviction

Hi , my name is Stacy and I’m currently facing an eviction and don’t want to become homeless. I take care my 9 year old nephew whom mom has mental illness for about 11 years now . I owe 5740 in rent right due to me being laid off and not being able to pay rent and take care of medical needs . I just started a new job but I have to august 22nd 2023 to pay that money I owe . I would appreciate anything at this time . Once I pay this amount I would be caught up with rent and pay the next month with no problem . Also during Covid it got me behind also . Rent Help Urgent

Hi my name is Brian. My wife of 28 years and I have 6 children. Our oldest 3 are biological and our 3 youngest are adopted and have been our children for 11 years now. I will do anything for my family, which is why I am here. I just heard about this site and I’m hoping it is the answer to my prayers. I am not one to ask for help but I’m desperate and have no other option. I am in need of about $5,000 to pay my rent or my family and I will be homeless come Tuesday Aug 8th. I was told if I can pay by Monday we will be caught up and will be able to keep our apartment. How this came to be, started about a year and a half ago. I had a great job and we were in good shape with our finances. My mother, who was 82 had a sudden medical issue. She was very independent for her age but need help from time to time. Last May I after work I stopped to check on her and she complained about a stomach ache. I took her to the hospital and she had to be rushed to IU Methodist in Indianapolis. During surgery she had a heart attack and died 3 days later. While making funeral arrangements I discovered she had no insurance or any kind of finances thanks to my sibling robbing her blind. I depleted my resources taking care of her funeral and paid a bunch towards her medical bills. I still owe around $10,000 till paid off. Losing my mom was devastating for me and I’m still having a hard time since she passed. To make things worse several months after I lost my job and haven’t found anything even close to what I was making. Jobs that I have found since are only part time or have had to cut jobs. I have been looking for stable work for about 6 months now. My wife works with special needs children, mostly ones with autism. Her hours have been cut way back and the money that we do bring in pays utilities and basic needs. We make just over the limits for any help from state and are unable to get a loan or anything like that have been our life support thus far. We now find ourselves about to be homeless and have no place that we can go but on the streets. I kindly ask if anyone is able to help with this on such short notice I would be forever grateful to you. I don’t want to lose my children but if I have to will find somewhere they can go so they won’t be on the streets with my wife and me. ****EVICTION – HELP ASAP W/RENT please !EMERGENCY ‼️

I am in need of assistance for my rent. It is past due and I have no money to pay it. Since I was no longer able to work full time like I used to things have gone downhill so much for me. I had a heart ♥️ scare back in February, I thought I was going to die. But this was only the beginning of my wild ride. (I had started writing ✍️ this yesterday, but I didn’t know where to start.)

I had to cut back on my working hours because of the ongoing issue. I had been experiencing literal heart aches, since November of last year, but didn’t realize that it was much more than a few blips or palpitations or exhaustion. Fast forward to April of this year. My doctor found some abnormalities and has since recommended me to see a cardiologist. I’m waiting to make that appointment – I’m scared they will tell me something I don’t want to hear- but it’s foolish to put something like that off. I am sitting here stressing about how I will even pay those big medical bills😔. And as I am already in so much debt, i don’t know when I’ll be able to pay it all back. From borrowing loans, and maxing out my credit card to pay my rent, buy groceries, pay the bills, my car payment and insurance, plus maintenance.

I feel horrible that I am in this position, as I am, usually very self sufficient. It took a while for me to get the strength to come on a public platform and plead for help. When things are this bad pride needs to be put aside. I am very afraid of becoming homeless. I can’t begin to explain how terrified I am! I have no family or friends around who can or will help. I have stayed with a person I trusted years ago when my ex husband took everything from me then abandoned me. I was taken advantage of abused and assaulted by this person I thought I could trust – we went to the same church. I have developed severe anxiety and C-PTSD from all these events, so I always made it a point of duty to be able to provide for myself, shelter, food, daily necessities etc. But now that my health is failing me, and making life more difficult I keep pushing on.

And although I have all these different issues going on in my life, my main CONCERNS  right now is GETTING MY RENT PAID SO I WON’T BE EVICTED AND BE ON THE STREETS, which I am dreading right now. I am terrified of losing my housing!

The property management company gives a 5 DAYS GRACE PERIOD to make payment. I got a THEE DAY NOTICE last month because of the same thing. I had to borrow short term loans with crazy APR‘s, because I had no choice. The little money I made has been to take me to, and from work to pay for my car, my insurance, while trying to pay back the loan, which is on auto pay.

this is all so strange to me, I keep wondering how I got here…  I never thought my health would affect me in such a way, where it’s impacting my life on a grand scale, which may lead to becoming vulnerable to predators, and bad people, and homeless.

So I am pleading with the public, anyone who sees this, PLEASE, PLEASE, HELP ME! This Is An Emergency Situation.

Please Help with Rent

Hello,

My name is Torri and I am writing to ask/ plead for help with my rent. I am 35 years old and I live alone with my heart and soul Charming (9yr old dog) and Harley (3yr old cat). On April 27th I was let go from Liberty Mutual, where I was a property claims adjuster. I had hoped to find a new job by now, but I have not had any success, yet. I am receiving weekly unemployment but the amount does not cover my current monthly bills (ie; Internet, Utilities, Phone, Insurance, Car payment) and my rent. I search for jobs and apply daily, but during this process I haven’t been able to pay my full rent and now it has added up to an amount I simply do not have. On August 7th I will be evicted unless I can come up with the full amount owed for June, July and now August which is $6,451.12. I have talked with the office regarding my rent increase and to see if some of the fees could be lowered or removed as there has been a significant increase in my monthly rent (graph below). It went from $1,627 to $2,181.35. There has been another change in management, and they have made it clear there is no leeway on the amount. Losing my job has been a major detour in my life, I had to put school on hold as I could no longer afford the monthly payments (I attend Grand Canyon University, obtaining my Bachelors in Psychology). I have always had a job, and managed my income wisely, but these past two years have been very difficult. I was diagnosed with Autism and ADHD by my therapist, and I have become more educated about myself and how I view the world. The methods she has given me to manage my anxiety and my environment, have helped me take back control of situations that would usually cause me to break down. My mental health had become harder to manage in my 30’s, but therapy has really helped me. I have been apart of the workforce since I was 18 years old, but I have also struggled with maintaining jobs for long periods, the longest time frame on a job was 5 years. This is due to my difficulty being around and dealing with large groups of people. However, even with my non-neurotypical view of the world, I still managed to pay my bills and take care of myself and my animals (they are my world). This year has been a major set back and I really need help paying my rent so that I can keep my apartment and continue to work on getting a new job. The total amount I need to set things back on track is $6,451.12. My pets bring me so much joy, they are the best companions anyone could ask for, and I want to keep a stable home if not for myself, for them.  Any help is beyond appreciated and Thank You for taking the time to read and consider my request.

Prevent Eviction

I hope you are doing well as I write this. I’m writing to you to ask for some help with my rent. I presently have financial issues that make it impossible for me to fulfill my monthly rental responsibilities due to unforeseen events. Eviction Countdown: A Mother’s Battle to Save Her Business and Secure Her Family’s Future

Dear kind reader,

I come to you as a mother, a wife, and an entrepreneur in dire straits. I am the proud founder of a senior relocation, downsizing, and estate sale company – a business born out of passion and love for serving our senior community. Despite generating over $30,000 a month on average, the lack of working capital has kept us living paycheck to paycheck, leaving us perpetually on the brink.

The recent years have been unkind, bringing unexpected blows one after the other. The crypto scandal of last year hit us hard. A hard-earned $169,000 from a lawsuit settlement against my childhood abuser, which was invested into a platform called Donut, has been frozen since last November due to the company’s ties with the Genesis scandal. I’ve been told that I should start receiving these funds within the next few months, but I fear it may be too little, too late.

Our business operation has been hit hard as well. Despite providing the best of services to our clients, many have defaulted on their payments, leaving us with over $20,000 in accounts receivable. We have even been forced to take one client to court for an unpaid bill of over $5,000.

The financial strain has been suffocating. Our warehouse, home to much-needed inventory, is $2,800 a month in rent. We are three months behind, and I have been warned that a three-day eviction notice is imminent if we don’t catch up by this Friday, August 4th. To add to this, we stand to lose three storage units that house cherished belongings, including antiques and precious mementos won from my lawsuit, unless we can make the payments soon.

At home, the situation is equally challenging. My loving husband, despite his disability, helps me with the business. We have a beautiful 13-year-old daughter who is about to start school again. The thought of not being able to provide for back-to-school necessities breaks my heart.

Amidst these struggles, we lost two employees. The ones that remain have stuck with us through thick and thin, one even calling this her “dream job.” The fear of disappointing them and the seniors we serve is overwhelming.

I dream of expanding my business, buying other recession-resistant businesses like a laundromat, inspired by a YouTube influencer I follow. These dreams are slipping away amidst the financial chaos. I’ve always prided myself on being goal-oriented, but the present crisis has made it hard to see beyond the immediate problems.

This is not just about me – it’s about my family, my employees, and the seniors we serve. I want to show my daughter that her mom’s decision to leave a stable banking job to pursue a passion was not a mistake.

Every dollar you can spare will make a difference. It will help keep our business afloat, provide for our daughter’s education, pay our bills, and, hopefully, reinstate my belief in a brighter future. It would mean the world to me, my family, my employees, and, by extension, our community.

Writ Of Removal / Facing a Lockout

My name is Barbara I’m raising my 8 yr old grandbaby and I’m currently facing a lockout. My Landlord is seeking a lockout because my daughter breached our contract. Was burned out of our home last yr the day before Easter a rental. I put my family up for 6 to 8 months in hotels. Until finding another place My daughter was supposed to help with the rent. And she didn’t so now everything falls on me I’ve already gone through an eviction but was able to negotiate with the landlord after giving him thousands of dollars to stay. He is asking for 3577 which is a bulk payment that was due at the end of June. And I didn’t pay for it. Don’t get me wrong I  haven’t stopped paying rent I never did my daughter did. And I had to cover all. And as a result after mal eviction, I had a pay-to-stay agreement I had to beg him and his attorney for. And the payments went from 2171 to 2500 which included fees all the while I was paying and my daughter wasn’t even though she worked. You see Im a domestic violence victim and my daughter and 13 yr old granddaughter were the abusers mentally physically and financially This had gone on for quite some time. I never reported her to the police. Because I never wanted her to go to jail because of my granddaughters, however, I did devise a plan with my neighborhood police that proved to be successful. I was able to obtain a final restraining order. As which matter of fact they were just here to check on my granddaughter and me. That had her and my granddaughter removed. If I had the money I would pay him but I don’t I had to use my savings and to start the agreement I had to pay 4 months’ rent to start before he would even sign it I have permanent custody of my 8 yr old granddaughter We’ve been thru hell trying just to settle and have a little solace because of what we’re going thru I don’t have anybody to turn to the agencies exhaust you to the point where they hope you just get tired of applying for help by some of the ridiculous requirements and then when you do they still deny you even though they stress you to work it out with the landlord I did then was left with humiliated.  They turned me down saying that they won’t pay on an agreement, Which makes no sense and they ask you to work it out with them as a result I’m looking at being locked out I cant secure another place with no money and little time what landlord is going to accept us with this hanging over our heads.I can’t have my baby staying in a roach motel the shelters are not safe nor do i want to stay in one have done both I know that beggars can’t or shouldn’t be choosers but all I’m begging for is to be able to keep the roof over my babies and my head the one we have I don’t receive child support I never did widows benefits ss is what I receive and it covers nothing 1991 not a whole lot and I’m also looking at a 4000 electric bill And it being the first of the month .2171 is due again. I’m at my ultimate wit’s end I had a husband that I lost to multiple myeloma 5 yrs ago I’ve never had a chance to properly mourn him just lost my oldest bro my last one. I’ve always been the one to take care of everyone. I don’t even have a car to sleep in have a few things no furniture or personal belongings still trying to get an attorney to help me get them back the landlord that caused the fire that I was in kept all of my things and disappeared another terrible incident that has to do with my daughter Lord I just want to be able to breathe my grandbabies and  my birthday is coming up this month and next the least That I can do is keep a secure roof over her head Please  Help ME running out of time

Used and Abandoned

I was out of work and had paid my bills ahead with savings and had taken on 2 friends that were working that needed a place to stay as well. They were to take care of last months rent and this months rent but disappeared on me on the 10th. The day they had me tell the leasing office that I would pay. Assistance for a rental home and food, decent car my family

Good morning generous reader. I hope all is well with you and your family in these times and thank you for your time to read my story.

I have been in a pickle since 2019 after a severe storm that took place on a small home town island called Abaco,Bahamas Hurricane 🌀 Dorian.

I was evacuated to the city with my husband and kid (one child at the time my son Liam) after the disaster.

I went straight for a job and successful got it. (Pharmacy technician) which went smooth after I kept the faith and the positive mindset.

Those days I was growing weary inside as I knew I sacrificed my last to keep the bills at bay. My husband does not have a job as he was settling in to the new island life from his city life in Europe when the hurricane destroyed it all.

I was always the Plan B.

Recently we added another addiction in the family (my little girl) Rosabella.

This was the start of a emotional roller coaster ride as well as a rocky road.

The bills became overwhelming. I could not longer keep it at bay with a baby in the home and extra income needed I began to sacrifice the bills for my children.

This year January 2023 my husband decided that it was too much for him to sit at home with the kids while I break my back and stress about tomorrow.
he left us. And to this day I receive $150 a month from him. I decided to stay humble it can contribute to anything. Especially the children. And getting upset will not benefit my life or health. I have to keep that positive mindset because I would cry everyday literally.

February 2023

I had an accident with my car and the door was mashed and the bumper came off. I scraped the money up to fix the car door and bumper but it’s not pretty just drivable. I am thankful.
as I drive the car the accident seems to have destroyed more inside than the body work. The wires have failed the ac has stopped working and the engine is now making noise. Sigghh.

 

I am writing to you today generous reader for assistance because I have lost my apartment I am currently sleeping in my daughters bed at a friends house who was generous to have me lay her until the end of August 2023 I am still going through the Rocky road  and my car is getting worst by the day.
Yesterday my car ran hot and I was on the side of the road for about 40 minutes with no AC.
I can really use a vacation with my children since it’s been 5 years I have travelled with them.
we are now accepting hand me down clothing and we are growing faster than the duration to wear the clothes (my children). I feel so lost now.

Staying humble and keeping a smile on and spending time with my kids helps me from day to day as well as accepting that this is my life now until a cloud of abundance favor burst in my life.

HELP TO PREVENT HOMELESSNESS

I have had a few setbacks in the past couple of years that has brought us to this point. It is never something that I ever imagine myself to be doing because I am always the one giving. A little back story, in 2018 I was a passenger in a car accident and the car was totalled. My legs were badly injured and I was off work and getting physio. I returned to work too early and I didn’t know that my feet weren’t properly healed. I was at work in October 2020 and I couldn’t get up from the lunch table. I had to be wheeled down to my husband who came to pick me up after the end of my shift. It turned out that there was a tear in my right knee. At the moment I have osteoarthritis in both knees and a large hematoma on my left calf.  I currently have to use a cane to get around. I didn’t sue the insurance company because I thought that I would be better and now it is too late. I was on short term disability and I reached the 2yrs mark in May 2023 and was cut off from my benefits. I have no income at the moment and my husband is earning minimum wage. Our bills are piling up and we are in desperate need of help to get us back on tract. I owed back rent (15 thousand dollars) I also have a need  for rent on August 01,2023 of  $2900.00  to avoid eviction. I can’t afford to be evicted because we have nowhere else to go. In 2020 we were a family of five my elderly parents included and we had to move. We couldn’t find a place within our budget and went from one air b n b to the next until a kind person rented us his place. It took most of the savings we had so we were grateful to finally find a place so we moved in December 2020. In 2021 covid hit our household hard and 4 out of five of us got it. My mom, dad and husband was hospitalized. Unfortunately my mom passed away in May 8, 2021 and my dad got diagnosed with dementia the same year (he is currently in hospital). My mom didnt had any money so with our last we had to laid her to rest. It has been a battle since then to get back on our feet. I am getting physio but my legs are still in a bad shape and I don’t know when I would be able to get back to work. I need temporary help to elevate our financial stress. There is a lot more going on but it is too much to list. I have never done this before because I am a very private person. Thanks for your help and consideration. God bless

Mother of Two on the Verge of Eviction

Hello and thank you for reading this petition!

My mother is in a crisis. She lost her job before the pandemic and had been liquidating her stocks and investments to pay for her expenses. She finally got a part time job 3 months ago after years of searching for work. This job does not pay enough to cover the bills and living expenses for her and my two siblings (12 f, 10 m).

Recently, she was notified that she had about 7000$ in back rent with only 20 days to pay. I have been scrambling to figure out what I can do to help her and what she can do herself. She has a public trust and if she gets evicted, she will no longer have a residence and her job, as she could become seen as a liability.

At this point, I know that she is depressed and I feel myself on the verge of depression also because I am at my wits end and have just started to create stability for myself in another state. I helped her by purchasing groceries, but I know that was not enough. The best I can do is give her rides (her car is broken down and she doesn’t know how or when she can pay for it) and give the spare money I have when I see her a couple times a month. I am hoping that someone out there will read this and help.

My mom is a survivor of childhood and adolescent abuse. She hasn’t been dealt a fair hand in life. She gave me a beautiful childhood with what she could and taught me a lot of things that I feel have set me on the right path. She recently just left the 15-year abusive relationship she was in with the father of her two kids. It has left her and my siblings, mostly my sister, in a lot of distress.

I feel that if we can get enough money to pay these dues and possibly enough to add toward next months rent, that she will have better peace of mind and 30 more days to figure out what she can do to prevent this in the future. Thank you for your consideration and help.

Save me from eviction

I’m facing a rather dire financial situation right now. Although I’ve had some improvements in my life recently, I received an eviction notice yesterday, which has put into a panic about where I’m going to live. I’ve been homeless before, which ended up impacted my health in ways that I still haven’t fully recovered from. Having a stable roof over my head has been one of the single biggest factors in recovering my health. I know that becoming homeless again would end up becoming a death sentence for me. My request for emergency financial assistance was denied. I also don’t have family I can turn to. The irony is that I just landed a job doing online work as an English tutor. The conditions of the work require a quiet, distraction-free environment with internet and electricity. The thing that pains me the most about this, is that I promised my kitty that I would always take care of him. He’s ended up being my emotional support when I’ve had some of the worst days of my life. If it wasn’t for him, I wouldn’t be here right now. More than anything, I want keep my promise to him. I need $5000 before AUG 2 to be able to stay in my home. Thank you for any help you can provide.

Please Help Us Survive Eviction!!

Hello Everyone,

This is something I have never done before, this is very personal. I have never requested for help financially. But, this year has been very hard for my family. Our rent got behind because our water bill is over $1000 because of a big water leak, high electricity bill, grocery and basic needs for the household is high, car tires were falling apart; so we had to replace them so I could get to work. I am requesting help on the rent $2790.00 and help on $1000 water bill. billwater.jpgevict.jpgThere are four more people in our household including myself. My husband (war veteran, battling PTSD), two sons (one is Autistic, other son has ADHD), and my mother (she suffers from depression, anxiety, schizophrenia, and more). Since May of 2022, Life have been so hard. I feel like drowning in bills and debt. My mother lost the family home of 70 years, last year on Mother’s day. I took her in to my home to help care for her. We really don’t have family to ask for help nor to depend on helping out. So, we’re praying that we can get some help asap from anyone that is willing to help us. Thank you kindly for reading our story.
