I hope this letter finds you doing well! I need help! I pray someone will be touched by my request to help me and my family out. I have to admit, this is the first time I have ever made a request like this on any board. I actively researched online about different sites that help people in need and I came across the site and thought I’d give it a try in hopes that I could appeal and touch someone’s heart about my current plight and what I’m going through. I am buying a home in a competitive market with little inventory. I made an offer on a home on February 8th of this year and was encouraged by my real estate agent to sign an appraisal gap clause to submit with the offer to better my chances of receiving the home. Based on the comps in the area, the home list price was $235,000 and I offered $242,500. The seller agreed to paying a 3% seller’s concession of $7200 in that I lost once the appraisal came back under value. The seller agreed to accept $238,500. The home appraised for $233k which means I am on the hook for the difference on top of a 5% down payment. After several delays, the closing is moving forward for 4/2/21. I don’t qualify for first time homebuyer programs because I just missed the income cut-off which I think is unfair. I’ve stressed myself out racking my brain to avoid spending every dime I have to become a homeowner. My son graduates from high school May 26th, and what should be an exciting time in our lives, has now caused a great deal of sadness and anxiety. I am mom raising my son alone with little financial support from his father whose job has been impacted by Covid and reduced his salary significantly. There are high school graduation fees and activities that are coming up soon that will be impacted by the purchase of this home I don’t know what the outcome of this ask will be, but I’m appreciative of you taking the time to read and hopefully act on my campaign. I am the one people turn to in lending an ear, hand, or prayer. It sucks to have no one to turn to right now and I feel alone. I would be grateful for $5300.
