This is very hard to do. I am 64 yr old male (husband) with lung problems that makes it hard to work. My wife has had two back surgeries and her mother lives with us and has dementia. We live on 12.9 acres in a single wide mobile home that has been completely remodeled for 20 yrs. the mobile home is paid for. We have a loan on the land. We also have two houses that were moved two the property a few years ago to be remodeled and rented out for extra income. And later rent ours out and get a double wide to put on back of property to live in. All this stopped when I got sick and unable to work anymore. During that time we got behind on the loan and added up a large interest. We have been working on trying to get caught up but the loan company we owe more in interest then the balance. They informed us by phone, no letter, that we have 15 more days to pay off the loan as of then they will put the property up for sale and we will not be able to do anything to save it. We have been working on trying to get a loan to pay off the loan. The property is tax appraised at $120000. We owe $15000. One bank said with that much equity it would be no problem. My wife credit score is in the 630s, mine was 610. 10 points to low. Her income was to low, mine was fine. She said come back when my score was 620 and she would do the loan. The problem is we don’t have time. We went to a mortgage broker, she didn’t do land loans. But she said the perfect think to do is get someone to payoff the $15000 and hold the title on the land for 2-3 months, pay them interest on holding the note. Go back to the bank when my score is there and pay who ever is holding the title back. I hope there is someone out there that will read this and want to help. This property has been our home for 20 yrs. We have worked hard to get what we have and had a future for extra income later. This is our home-our future-our life. Also this is her moms safe place right now. We don’t know how many more years she will be with us. To lose this now will crush her.
