Help me move and start a new farm!

Hi there, and thanks for reading.

I am a young man, just turned 31, single, living in BC where I work at an experimental farm working with fruit trees and grape vines.  I have horticultural education and over 5 years experience now working on farms so I have lots of ideas and have seen what other people do for their farm setups.

I am looking to make a move to the east coast (Nova Scotia) where I plan to start a farm.  There is ample affordable land in Nova Scotia and it’s good land for a new orchard or vineyard.

I’ve been looking at lots of properties already and while there are many available, have my eye on one location in particular. However, my starting capital of $40,000 CDN is not quite enough to cover both the downpayment and costs of hooking up electrical, septic, and water services to the property as well as establishing a basic dwelling for me to live in there.  Furthermore, I will need a few thousand to make the move across the continent, for shipping items and driving.  The great thing is, I already have some family in Nova Scotia for support so I am not going in totally alone.

The $40k is a 50/50 combination of my savings and family contributions, and to make it work at this particular property I would need at least $50k cash after the downpayment and mortgage closing costs, and the more the better for getting off the ground.

Projected costs include:

electrical poles and hookup – $20k

septic-$12k-20k

water- unknown

house restoration or new trailer/yurt/cabin – $10k-$30k ?

tractor (used?) – $15k

tractor implements -mower, excavator, bucket/loader, ripper, chains, cultivator/plow/seeder – $10k-$20k

Additionally, I plan on applying for provincial and federal grant and loan financing for new farm startups.  There is by my estimation at least $5k-15k available to help with that annually, but the trick is I need to be resident in the province to get access which means I need to buy a place and move here first.  Ideally I want to buy the land I am going to farm with a house on it so I can be right here ready to go.

I have also contacted the farm loan board and they have programs for helping new farms get started so I will definitely be tapping that source.

Why am I so interested in this particular property?  Its an incredible piece of land, formerly farmed but mostly gone to scrub and woods.  There is a large barn in good shape, and a house in poor condition but liveable with some work.  Electric/water/septic are unknown/unconnected.  This piece of land is an amazing opportunity but I simply don’t have the means on my own at this time, which is why I am making this post.
